Many buyers are surprised by how much home they can afford compared to nearby areas while still having access to excellent healthcare, shopping, entertainment, and major employers.

It’s one of the biggest reasons people who move here often tell me, “I wish we’d done this sooner.”

Known for its beautiful tree-lined streets, historic charm, walkability, and strong sense of community, Fort Thomas is consistently one of Northern Kentucky’s most sought-after places to call home.

Florence

Florence offers convenience, entertainment, shopping, restaurants, and quick access to major highways. It’s a great option for commuters and families alike.

Union

Union has experienced incredible growth over the last several years, offering beautiful neighborhoods, newer construction homes, and larger lots while maintaining a welcoming community feel.

Covington & Newport

If you love character, history, local coffee shops, restaurants, riverfront views, and being close to downtown Cincinnati, Covington and Newport offer an exciting lifestyle unlike anywhere else in Northern Kentucky.

Every city offers something unique, and one of my favorite parts of being a Realtor is helping buyers discover which community truly feels like home.

Don’t Just Pick a City—Pick a Lifestyle

One of the biggest mistakes buyers make is searching by city name alone.

Instead, ask yourself:

• How long do I want my commute to be?
• Do I want sidewalks and walkability?
• Would I rather have land or a neighborhood community?
• Do I want a newer home or something full of historic character?
• Is being close to restaurants important?
• Do I want neighborhood amenities like walking trails, pools, fishing ponds, or playgrounds?

Once you know what kind of lifestyle you want, choosing the right community becomes much easier.

Budget for More Than Just Your Mortgage

One of the biggest surprises for first-time buyers is realizing there are costs beyond the monthly payment.

Be prepared for expenses like:

Visit the Neighborhood More Than Once

Here’s one of my favorite tips.

If you think you’ve found “the one,” don’t only visit during your showing.

Drive through:

• Saturday afternoon
• Sunday evening

You’ll notice traffic patterns, neighborhood activity, and little details you may have missed during a quick tour.

Sometimes those extra visits confirm it’s the perfect place.

Other times they save buyers from making a decision they’d later regret.

Get Pre-Approved Before You Fall in Love

I can’t tell you how many buyers find the perfect home… only to lose it because they weren’t fully prepared.

Getting pre-approved before you start shopping gives you confidence, helps you understand your budget, and allows you to make a strong offer quickly when the right home comes along.

In today’s market, preparation matters.
